What it does

The five things a director is on the hook for.

01

The statutory calendar

Put in the company number and the lease schedule. Every dated duty goes on one calendar with an owner, a reminder and a place for the evidence. It reads the Companies House dates for itself.

02

Demands that are enforceable

Each demand carries the landlord’s name and address and the summary of rights, on the prescribed form once there is one. The ledger is kept and arrears are chased.

03

Section 20 as a file

Notices are generated and served with proof, the 30-day windows are tracked and observations are logged. The file exports in a form a tribunal can read.

04

The six-year record

Demands, documents and decisions held so that a leaseholder’s request takes a click rather than a weekend.

05

A portal for leaseholders

Their account, the block’s documents and the calendar, open all year round. When the directors change, the record stays with the block.

The accountant keeps the accounts, from a year-end pack we prepare. How it works.

Questions

What directors say to us.

“We’ve managed fine on a spreadsheet for ten years.”

Then you are good at it. This is for the day you stop doing it, so the next treasurer inherits a calendar and a record instead of a workbook only you understand.

“We have an accountant.”

Keep them. What changes is what you hand them: a clean record and a year-end pack instead of a folder of statements.

“You’re one person. What happens if you disappear?”

Everything can be exported at any time: demands, ledger, documents, calendar. The record belongs to the block, and that is written into the terms.

Most demands pass on the money and fail on the wording. The wording is what a leaseholder’s solicitor reads.
